Seller Pre-Inspection Guide
Fix the surprises before the buyer’s inspector finds them — a room-by-room prep checklist for sellers.
The fewer surprises during the buyer’s inspection, the smoother the deal. Here’s the checklist Chris walks every seller through before we schedule photos.
The Fast Wins
- Replace all burned-out light bulbs (inspectors mark every dead bulb as an issue)
- Test every smoke & CO detector; replace batteries
- Fix leaky faucets and running toilets
- Clean the gutters and downspouts
- Trim trees away from the roof and siding
- Make sure all windows open, close, and lock
- Change HVAC filter
The Bigger Deals
- Get your HVAC serviced and keep the receipt
- Have the roof looked at if it’s over 15 years old
- Address any obvious foundation cracks (common in NE Oklahoma clay soil)
- Clear access to the attic, crawlspace, water heater, and electrical panel
- Fix soft spots in decking or steps
- Reseal caulk around tubs, sinks, and windows
Should I Pay for My Own Inspection?
Sometimes yes. A pre-listing inspection ($300–$450) can flush out problems before a buyer’s inspector finds them — which means fewer negotiation surprises and a stronger listing. Chris will tell you honestly whether it makes sense for your home.
